Cameron CAD Total Number of Parcels in District

Cameron County is loaded with parcels. These are how properties are divided into measurable blocks, which can then be assessed and taxed. There were 221,000 parcels in the county as of 2023, the highest yet accounted for. However, while the number of parcels is growing, Cameron CAD is falling behind in their survey duties. Only 125,000 parcels were surveyed in 2023, the lowest seen in a decade. This means that the appraisal district had to use old records, estimates, computer models, and other schemes instead of looking at properties in an honest manner. While it is common for a small percentage of properties to be missed, this large discrepancy is one of the largest in a major county. This exposes homes and businesses to inflated values and taxes. Cameron County - Total Market Value for All Property

While parcels have been growing gradually, total property values have been skyrocketing. In 2023, the total value of all property was assessed at $38.23 billion. This was a significant jump from $29.31 billion in 2022. Property values have doubled in the past decade, which is on-par with much of the rest of Texas. When coupled with the lack of in-person assessment for over 57% of parcels, it is easy to infer that many properties are being overvalued.

While traditionally the No. 1 contributor to the total value, single family homes exploded in value in 2023, going from $14.73 billion to $21.90 billion in one year. The ascendancy of homes managed to take the grand total up almost by itself. Oil and gas, utilities, and industrial properties combined for $9.40 billion, while commercial properties added $5.67 billion. Apartments and other forms of multi-family housing added $1.26 billion. This emphasis on homes means that homeowners are feeling a disproportionate impact. Such a huge spike in home value is usually not organic and certainly looks questionable in light of poor assessment numbers. This is why every homeowner in the county should appeal annually.
